Character & homes

Pleasant Valley Park provides picnic and play areas. Review legal access, well or public-water service, septic or sewer, and permitted uses on larger parcels.

Compare the house, lot layout, road setting and documented improvements together. Ask Crystal to narrow the search to the streets and home style that fit your priorities.

City connections

Compare the route to south Reno with the drive toward Carson City.

Use an actual address to compare work, shopping, restaurants and trailheads. Travel time, walking distance and winter conditions vary by route.

Trails, parks & things to do

Explore Galena Creek, Thomas Creek and the Callahan Park trail access. Public trails are separate from private golf and club privileges in surrounding communities; check access and seasonal conditions.

Local recreation

Check the operator’s current hours, trail conditions, closures and event calendar before visiting. A park nearby is not necessarily within walking distance of every home.

Pickleball, tennis & golf

Choose public courts by location and reservation terms, then compare private clubs separately. Nearby golf or a clubhouse does not make membership part of a property purchase.

Confirm current court fees, program charges, guest access and golf membership or green fees directly with the operator.

HOA, CC&Rs & ownership

HOA & CC&Rs

HOA status: verify by property. This area name is not proof of association membership or proof that a home is non-HOA. A current community-wide declaration and fee schedule have not been verified for this guide.

Use the property’s legal subdivision and title report to identify any master, village, condo or landscape association. Request the recorded CC&Rs, amendments, bylaws, current rules and architectural requirements that actually apply.

What to request

Recorded declaration, amendments and subdivision map
Current dues, budget, reserve study and special assessments
Architectural standards and application process
Rental, parking, pet and exterior-maintenance rules
Insurance responsibilities and any pending claims
Itemized resale, transfer and account setup charges

Ask Crystal for property documents ↗

No HOA does not automatically mean no recorded restrictions. Verify easements, deed restrictions, shared maintenance and public land-use requirements independently.

Fees to review before you buy

Property-specific costs: request current written amounts
HOA dues & assessments	Obtain the current adopted budget, regular assessment amount and any approved or proposed special assessment for the exact lot or unit.
Resale & transfer charges	Request an itemized current resale certificate/package, account opening or closing fee, transfer charge and any capital contribution. Do not assume an advertised dues amount includes them.
Architecture & building	Ask about application fees, construction deposits, landscaping deadlines, setbacks and required design approval before remodeling or building.
Club & recreation	Public court reservations, lessons, event tickets and golf green fees are separate from HOA dues. Private-club initiation, guest and transfer terms require a current written quote.
Public charges & services	Review property tax, any special assessment district, utility connection charges, private-road or shared-drive maintenance and the closing estimate.

Current transfer and setup fees have not been verified for every property in this area. Nevada’s resale-package rules apply where required; use the official guidance and the property’s current documents.

Planning, permits & property checks

Who regulates the property?

Start with the parcel’s jurisdiction. A Reno mailing address can be in unincorporated Washoe County; nearby Sparks properties may be under Sparks jurisdiction. Public zoning and building permits are separate from private architectural approval.

Land, insurance & access

Review drainage and flood mapping, wildfire exposure and an insurance quote for the exact home. For rural or foothill parcels, confirm legal access, road maintenance, water supply, sewer or septic, and buildable area.

Local providers

Confirm service for the exact address before opening an account; rural parcels may use a well, septic or propane.

City and county service areas differ. These links help identify providers; they do not confirm a connection at a particular property.
